What Buckeye's ramada checklist asks for

The City of Buckeye posts patio cover and ramada checklists on its Permit Center references page. Its ramada checklist asks for a complete application, a site plan, a cross-section with elevation, and a framing plan showing footings, posts, beams, rafter size and spacing, sheathing, roof details and how the ledger attaches. It defines these as one-story structures no taller than 12 feet, open on at least two sides, used only for recreational outdoor living and not as a carport, garage, storage room or living space. Verrado's design guidelines and fast-draining ground

Verrado is a DMB master plan at the base of the White Tank Mountains, about 25 miles west of Phoenix, planned for more than 14,000 homes at build-out. The Verrado Community Association publishes residential design guidelines, so pull the current copy before choosing materials. Soil here behaves differently too. Most Buckeye soils are alkaline, well-drained loam or clay loam, but northern areas such as Verrado tend toward gravelly sand or sandy loam that drains excessively. In practice that means shorter, more frequent drip cycles and mulch to hold moisture around new plants.

Sun City Festival and the Hassayampa corridor

Sun City Festival is a Del Webb active adult community on Buckeye's north side. The Hassayampa River, a tributary of the Gila, flows south through the northern part of the city limits, and FEMA panels show Zone AE flood areas along some of its tributaries. If your lot is near the river or a mapped tributary, look it up on FEMA's Flood Map Service Center before setting patio grades or placing a block wall.
